Organizations Filed Purposes:
WCH is dedicated to building, purchasing and operating affordable housing communities and providing life enhancing services to low and moderate income households and thereby lessens the burdens of government. The low income population of our affordable communities includes families, seniors, and special needs households. Our activities are primarily in California.
Provision of Affordable Housing to Low-Income Households:As of January 1, 2019 WCH was the managing general partner of 95 low income housing tax credit partnerships ("Partnerships"). These 95 Partnerships owned 93 affordable housing communities in California and two in Arizona that collectively owned approximately 7,588 affordable units. During 2019 WCH became the managing general partner of 6 new Partnerships adding 6 more affordable communities in California that own OR ARE DEVELOPING approximately 342 affordable units. During 2019, WCH became a sole owner of West Lincoln, LP. As a result of these accomplishments, WCH was the managing general partner of 101 Partnerships by December 31, 2019. These 101 Partnerships owned 99 affordable communities in California and two in Arizona that collectively owned approximately 7,588 affordable units.Of the 101 affordable communities owned by the Partnerships at December 31, 2019, 54 were affordable family communities, 29 were affordable senior communities, and 18 were special needs communities, all with rents limited to low-income households.In the Provision of Affordable Housing, WCH recorded $1,080,028 in Development fees for the development of the affordable communities and recorded $1,091,206 in management fees for managing the affordable communities in 2019. WCH ALSO RECORDED RENTAL INCOME OF $1,489,007 AND OTHER INCOME OF $134,728 FROM ITS INVESTMENTS IN THESE LOW-INCOME HOUSING PARTNERSHIPS, FOR TOTAL PROGRAM SERVICE REVENUE OF $5,115,613.
Provision of Social Services to Residents Residing in Affordable Communities:As of January 1, 2019 WCH was providing social services to residents at 62 affordable communities in California through agreements with local service providers. WCH was providing services to residents at 60 affordable communities in California through agreements with local service providers by December 31, 2019. Services include after school programs for children, creativity programs for seniors, community building activities, HEALTH & WELLNESS and educational classes for all ages.In the provision of these services, WCH recorded Social Service Income of $1,320,644 in 2019.
