As an affiliate of Habitat for Humanity International, Habitat for Humanity of Waldo County joins in a mission shared by affiliates around the world: " Seeking to put God's love into action, Habitat for Humanity of Waldo County brings people together to build homes, hope and community."HFHWC seeks to build strength, stability, self-reliance and shelter in partnership with low-income Waldo County residents or employees living in overcrowded,substandard,or unaffordable housing. Through building skills and relationships while pursuing a common goal we change the trajectory of lives and break the cycle of poverty one household at a time.
Habitat for Humanity of Waldo County is focused on building safe, energy efficient, affordable housing in parternship with hundreds of supporters, volunteers and our partner homeowners. We build relationships as well as homes by bringing together diverse groups of people to share a common goal.
1)We built and sold our fifth home since 2010 to a low-income father and his 8 year old son. Our partner family donated over 300 hours of sweat equity to Habitat for Humanity of Waldo County (HFHWC) building their own home, volunteering at fundraisers, and assuming leadership roles in homeowner projects. He (Michael) has an affordable 30-year first mortgage on his home. The payments on which equal 30% of total household income. HFHWC received $80,000 as proceeds when the home was purchased. The total construction cost for an 1,100 square foot ranch home was $116,081. HFHWC holds a "silent second mortgage in the amount of $57,617 on the difference between the first mortgage and the appraised value of the home at closing. The second mortgage is forgiven when the first mortgage is paid in full. If the home is sold or foreclosed upon prior to paying off the first mortgage, the remaining balance on the second mortgage is due and payable. The partner homeowner pays for the first mortgage with money, and the second mortgage with time. The home was built on land that had been taken off the tax rolls in Belfast and was previously donated to Habitat by The Unity Foundation. This has resulted in $2,438 additional tax revenue to the City of Belfast.
The board of directors began the process of reviewing plans and costs associated with the eventual building of a Re-Store. Habitat ReStores are independently owned reuse stores operated by local Habitat for Humanity organizations that accept donations and sell home improvement items to the public at a fraction of the retail price. Our proposed Re-store will be a 6,000 square foot building to be constructed on an owned 1.3 acre parcel off Route 3, Belfast.
