TO DEVELOP THE HIGHEST QUALITY AFFORDABLE AND WORKFORCE HOUSING POSSIBLE WHILE ENHANCING THE LIVES OF OUR RESIDENTS AND IMPROVING THE COMMUNITIES IN WHICH WE DEVELOP THROUGH AFFORDABILITY, EDUCATION AND ADVOCACY.
AFFORDABLE HOUSING PROGRAM: AS A NONPROFIT DEVELOPER, THE HUMANITIES FOUNDATION FACILITATES THE CREATION OF AFFORDABLE HOUSING BY SERVING AS A GENERAL PARTNER OR MANAGING MEMBER TO ACCESS FUNDS AVAILABLE ONLY TO NONPROFIT DEVELOPERS. THE FOUNDATION FINANCES THE PROJECT AND CONTRACTS WITH ENGINEERS, ARCHITECTS AND BUILDERS TO COMPLETE CONSTRUCTION OF AFFORDABLE HOUSING PROJECTS. THE FOUNDATION IDENTIFIES AND CONTRACTS WITH PROFESSIONAL MANAGEMENT COMPANIES TO MARKET, LEASE AND MAINTAIN THE PROPERTY. (CONTINUED AT SCHEDULE O).
PREDEVELOPMENT AND DEVELOPMENT: THESE SERVICES ARE FOR THE DETERMINATION OF NEW AFFORDABLE HOUSING APARTMENT SITES AND THE FEASIBILITY OF DEVELOPMENT OF SUCH SITES TO SERVE LOW-INCOME FAMILIES OR SENIORS. FURTHER, THE FOUNDATION, WORKING WITH ITS PARTNERS, SEEKS TO DEVELOP SITES THAT QUALIFY TO RECEIVE FUNDS THROUGH THE LOW-INCOME HOUSING TAX CREDIT PROGRAM (LIHTC), THE FOUNDATION HAS LEVERAGED COMMUNITY DEVELOPMENT BLOCK GRANT, HOME, FEDERAL HOME LOAN BANK FUNDS, LOWCOUNTRY HOUSING TRUST AND OTHER GRANT SOURCES. OVER 2,500 UNITS OF AFFORDABLE HOUSING HAVE BEEN CONSTRUCTED IN SOUTH CAROLINA, GEORGIA, LOUISIANA AND VIRGINIA.
SHELTERNET PROJECT: HUMANITIES FOUNDATION'S SHELTERNET HELPS FAMILIES AND INDIVIDUALS WHO HAVE SUFFERED A CRISIS OR SETBACK BY PROVIDING EMERGENCY FINANCIAL ASSISTANCE TO ENABLE THEM TO STAY IN THEIR HOMES OR TO PREVENT THE LOSS OF ESSENTIAL UTILITY SERVICES SUCH AS GAS, POWER OR WATER. THE RECIPIENTS HAVE INCOME BELOW 50% OF MEDIAN INCOME. OVERHEAD COSTS TO RUN THE PROJECT ARE PAID PRIMARILY FROM OPERATING FUNDS OF THE FOUNDATION AND NOT GRANTS OR DONATIONS. MORE THAN 50,000 INDIVIDUALS HAVE BEEN ASSISTED SINCE THE INCEPTION OF THIS PROGRAM.
