GENERALLY, TO OPERATE EXCLUSIVELY FOR CHARITABLE, OR EDUCATIONAL PURPOSES WITHIN THE MEANING OF 501(C)(3) OF THE IRC, BY PROMOTION AND INCREASING ONE OR MORE OF THE FOLLOWING IN THE GEORGRAPHICAL REGION OF AUSTIN, TEXAS KNOWN AS MUELLER AND OTHER GEOGRAPHIC AREAS CONTAINING A REASONABLE RELATIONSHIP TO THE MUELLER COMMUNITY: (I) THE AVAILABILITY OF QUALITY NEIGHBORHOOD SCHOOLS AND LIFELONG EDUCATION PROGRAMS, (II) THE CREATION OF OPEN SPACE AND PARKS, (III) THE AVAILABILITY OF JOB TRAINING PROGRAMS, (IV) THE PROMOTION OF SUSTAINABLE DEVELOPMENT, (V) THE SUPPORT OF AFFORDABLE HOUSING, AND (VI) SUCH OTHER CHARITABLE AND EDUCATIONAL PURPOSES AS ARE CONSISTENT WITH THE SPIRIT AND INTENT OF THE MUELLER DESIGN BOOK.

AS OF YEAR-END 2019, 490 HOMES ARE IN THE AFFORDABLE HOUSING PROGRAM. OF THOSE, 12 WERE "RESOLD" TO NEW AFFORDABLE OWNERS AND 3 WERE SOLD TO MARKET IN 2019. THERE WERE 74 NEW HOMES ADDED IN 2019.

THE FOUNDATION IS ONE OF TWO AGENCIES THAT ARE RESPONSIBLE FOR THE CONTRACT COSTS OF THE INTERPRETATIVE PLACEMAKING PLAN (IPP) FOR THE EASTLINK TRAIL IN EAST AUSTIN. THE PURPOSE OF THE IPP IS TO LINK PEOPLE TO THE PARKS AND DESTINATIONS OF EAST AUSTIN, BOTH PHYSICALLY AND CULTURALLY, BY CREATING A TRAIL THAT BRINGS ALIVE THE HISTORIES, THE PRESENT AND THE FUTURES OF THE SURROUNDING LOCAL COMMUNITIES. THE FOUNDATION PAID IPP-RELATED EXPENSES OF APPROXIMATELY $111,500 IN 2019. DURING 2019, THE FOUNDATION AWARDED $500 GRANTS TO CENTRAL TEXAS FOOD BANK, HELPING HAND HOME FOR CHILDREN, SEEDLING FOUNDATION BOARD, WOMEN'S FUND, CENTRAL TEXAS FOOD BANK, UNITED WAY CHILDREN IN POVERTY-SUCCESS BY 6 PROGRAM, AND EAST AUSTIN BACK-TO-SCHOOL BASH. THE FOUNDATION ALSO AWARDED TWO $500 GRANTS TO KEALING MIDDLE SCHOOL AND A $1,500 GRANT TO EASTER SEALS EVERGREEN FOR YOUNG ADULTS WITH AUSTISM.
