ASSET AND PROPERTY MANAGEMENT: MANAGES LEASING AND MAINTENANCE FOR ALL LACASA-OWNED RENTAL PROPERTY AND PROVIDES SAFE, ATTRACTIVE AND AFFORDABLE HOUSING TO LOW- AND MODERATE-INCOME FAMILIES. AS OF THE END OF 2019, LACASA OWNED AND MANAGED 327 RENTAL UNITS LOCATED IN THE CITIES OF GOSHEN AND ELKHART, INDIANA. DURING 2019, LACASA COMPLETED A MULTI-YEAR EFFORT TO REHAB FIVE MULTI-FAMILY PROPERTIES LOCATED IN A NEAR-DOWNTOWN GOSHEN NEIGHBORHOOD, COMPLETING THE FINAL PROJECT INCLUDING 4 UNITS. THESE PROPERTIES THAT HAD BEEN DILAPIDATED AND UNINHABITABLE FOR SEVERAL YEARS, WERE REDEVELOPED TO PROVIDE A TOTAL OF 20 RENTAL UNITS WITHIN WALKING DISTANCE OF DOWNTOWN AMENITIES. LACASA'S ACQUISITION OF THESE PROPERTIES SPURRED SOME ADDITIONAL MARKET-RATE RESIDENTIAL DEVELOPMENT IN THIS NEIGHBORHOOD.
REAL ESTATE DEVELOPMENT: MANAGES THE ACQUISITION OF PROPERTY, REHABILITATION AND/OR CONSTRUCTION OF HOUSING FOR RE-SALE TO HOMEBUYERS OR FOR LONG TERM RENTAL MANAGEMENT. DURING 2019, LACASA BEGAN CONSTRUCTION ON 10 NEW SINGLE-FAMILY RENTAL UNITS IN A NEAR-DOWNTOWN ELKHART NEIGHBORHOOD. CONSTRUCTION ALSO BEGAN ON AN 11-UNIT MULTI-FAMILY, PERMANENT SUPPORTIVE HOUSING PROJECT IN SOUTH-CENTRAL ELKHART TO SERVE PREVIOUSLY HOMELESS TENANTS. IN ADDITION, AS PART OF LACASA'S MORE THAN 25-YEAR-OLD HELP-A-HOUSE PROGRAM, 8 OWNER-OCCUPIED HOMES IN THE CITY OF GOSHEN WERE REHABILITATED.
FINANCIAL EMPOWERMENT CENTER: WORKS WITH LOW- AND MODERATE-INCOME FAMILIES AND COMMUNITY PARTNERS TO PREPARE FOR, PROVIDE AND MAINTAIN HOMEOWNERSHIP. LACASA OFFERS AN 8-HOUR HOME BUYER EDUCATION CLASS, A 10-HOUR FINANCIAL FITNESS CLASS AND INDIVIDUAL DEVELOPMENT SAVINGS ACCOUNTS. LACASA ALSO PROVIDES ONE-ON-ONE INDIVIDUAL COUNSELING FOR PRE-PURCHASE, POST-PURCHASE AND FORECLOSURE MITIGATION. IN 2019, 62 CLIENTS GRADUATED FROM THE HOME BUYER EDUCATION CLASSES INCLUDING 27 FAMILIES WHO PURCHASED THEIR FIRST HOME WITH LACASA ASSISTANCE. LACASA ALSO GRADUATED 352 CLIENTS FROM ITS MONEY FOR LIFE FINANCIAL FITNESS CLASSES.
