MIDTOWN INDY IS A COMMUNITY SERVICE CORPORATION COMMITTED TO ADVANCING THE QUALITY OF LIFE AND ECONOMIC VITALITY OF INDIANAPOLIS' MIDTOWN NEIGHBORHOODS.

BUILDING ON WORK FROM PREVIOUS YEARS, MIDTOWN CONTINUED EFFORTS IN 2019 RELATED TO STAKEHOLDER ENGAGEMENT AND PREDEVELOPMENT AT SEVERAL KEY SITES, PRINCIPALLY THE AREA AROUND 38TH AND ILLINOIS STREET AS PART OF THE CITY OF INDIANAPOLIS GREAT PLACES 2020 PROGRAM TO REVITALIZE SPECIFIC NEIGHBORHOODS IN THE CITY. ACTIVITIES AND RELATED EXPENSES INCLUDED ONGOING ENGAGEMENT WITH AREA PROPERTY OWNERS, KEY COMMUNITY SERVING ORGANIZATIONS AND RESIDENTS. THIS WORK INCLUDED ADMINISTRATION OF FAADE GRANTS FOR TWO LOCAL AREA BUSINESSES, AS WELL AS TARGETED ENGAGEMENT RELATED TO PEDESTRIAN SAFETY AND CONNECTING ALONG THE MAIN COMMERCIAL CORRIDOR IN THE FOCUS AREA, 38TH STREET. MIDTOWN INDY CONDUCTED A DETAILED ASSESSMENT OF ALL PEDESTRIAN SERVING INFRASTRUCTURE OVER THE 3 MILE CORRIDOR AND PROVIDED THE DEPARTMENT OF PUBLIC WORKS WITH ACCESS AND BEGAN DISCUSSIONS WITH DPW TO FACILITATE A COMPREHENSIVE TRAFFIC STUDY TO IMPROVE THE FUNCTION OF THE CORRIDOR AND REDUCE PEDESTRIAN, BICYCLE, AND AUTOMOTIVE ACCIDENTS. AS PART OF A PLANNED FEDERAL AND CITY FUNDED PEDESTRIAN BRIDGE AT 38TH AND THE MONON WE WORKED TO ENGAGE THE CITY AND SURROUNDING COMMUNITIES TO PRIORITIZE OTHER SYSTEMIC CONNECTIVITY CHALLENGES ON THE CORRIDOR. A KEY PART OF ORGANIZING AND ENGAGEMENT WORK IN GREAT PLACES 2020 INCLUDED THE PLANNING AND IMPLEMENTATION OF MAJOR PROGRAMMING AT TARKINGTON PARK, INCLUDING THE FIRST ANNUAL TARKINGTON PARK FESTIVAL ATTENDED BY OVER 6,000 PEOPLE AND FALL MOVIE'S IN THE PARK SERIES WHICH ATTRACTED HUNDREDS OF FAMILIES FOR FREE PUBLIC FILMS. THE FESTIVAL INCLUDED COMMISSIONED ART HONORING HARRIET CONN, A KEY FIGURE FROM THE SURROUNDING NEIGHBORHOOD. FESTIVAL SERVED AS AN OPPORTUNITY TO ENGAGE THE COMMUNITY AROUND THE SHARED PUBLIC ASSET THAT IS TARKINGTON PARK. OTHER PROGRAMS AND ACTIVITIES INCLUDED THE ONGOING DEVELOPMENT OF PARKSIDE AT TARKINGTON AN AFFORDABLE SENIOR HOUSING PROJECT TO BE LOCATED AT 3901 N MERIDIAN STREET. THE PROJECT WILL REPURPOSE A VACANT FORMER OFFICE BUILDING INTO A 60 UNIT SENIOR HOUSING PROJECT WITH COMMUNITY FOCUSED COMMERCIAL SERVICES ON THE FIRST FLOOR. THE PROJECT HAD SEVERAL KEY FUNDING APPLICATION DEADLINES IN 2019 AS WELL AS ONGOING PREDEVELOPMENT FOR THE ANTICIPATED 2020 GROUND BREAKING. HTTP://WWW.MIDTOWNINDY.ORG/GREATPLACESFEEDBACK.PHP

IN AN EFFORT TO MAINTAIN INSTITUTIONAL ENGAGEMENT IN THE MIDTOWN INITIATIVE, MIDTOWN CONTINUED ITS COLLABORATION WITH KEY INSTITUTIONAL STAKEHOLDERS AS PART OF THE MIDTOWN ANCHOR COALITION. THE MIDTOWN ANCHOR COALITION (MAC) IS COMPRISED OF SIX OF INDIANAPOLIS' OLDEST AND MOST IMPORTANT ANCHOR INSTITUTIONS TOGETHER WITH KEY COMMUNITY PARTNERS. MAC MEMBERS INCLUDE: BUTLER UNIVERSITY, BUTLER-TARKINGTON NEIGHBORHOOD ASSOCIATION, CHRISTIAN THEOLOGICAL SEMINARY, CITIZENS ENERGY GROUP, CROWN HILL HERITAGE FOUNDATION, INDIANAPOLIS MUSEUM OF ART, INTERNATIONAL SCHOOL OF INDIANA, AND MIDTOWN INDIANAPOLIS, INC. TOGETHER, THESE ORGANIZATIONS EMPLOY OVER 2,000 PEOPLE, OWN 1,100 ACRES OF LAND AND OVER THREE MILLION SQUARE FEET OF FACILITIES, SPEND OVER $117 MILLION ANNUALLY ON GOODS AND SERVICES, AND ATTRACT OVER 1.1 MILLION VISITORS ANNUALLY. WHILE THEY SHARE A COMMON GEOGRAPHY NORTHWEST OF DOWNTOWN INDIANAPOLIS, MORE IMPORTANTLY THIS COALITION SHARES A COMMITMENT TO ENHANCING THE COLLECTIVE ASSETS OF MIDTOWN INDIANAPOLIS AS A PREMIER DESTINATION TO LIVE, WORK, VISIT, AND LEARN IN THE CENTRAL INDIANA REGION. SERVING AS THE CENTRAL CONVENER OF THE COALITION MIDTOWN WORKED TO RENEW THE ESTABLISHED DOWN PAYMENT AND HOME REPAIR ASSISTANCE PROGRAM TO ENCOURAGE EMPLOYEES OF THE INSTITUTIONS TO BUY AND/OR REPAIR HOMES IN THE NEIGHBORHOODS SURROUNDING THEIR RESPECTIVE INSTITUTIONS. WITH SUPPORT FROM INHP, THE INDY CHAMBER AND EACH OF THE INSTITUTIONAL PARTNERS THE PROGRAM SECURED $$356,000 IN FUNDING TO SUPPORT THE SECOND YEAR OF THE PILOT PROGRAM. OTHER AREAS OF WORK INCLUDED IMPLEMENTATION STRATEGIES AROUND: SAFETY AND SECURITY; EDUCATION; ATTRACTION AND IDENTITY; COLLABORATION AND ENGAGEMENT; HOUSING AND NEIGHBORHOOD; CONNECTIVITY AND INFRASTRUCTURE. MIDTOWN INDY CONTINUED ITS WORK FROM 2016, 2017, AND 2018 WITH A FOCUS ON RENOVATION AND REVITALIZATION OF THE HISTORIC CONCORD BUILDING AT 3802 NORTH ILLINOIS. THIS WORK INCLUDED FAADE STABILIZATION, AND EXTENSIVE ENERGY EFFICIENCY UPGRADES. FOR THE DURATION OF 2019 THE PROPERTY IS LEASED/OCCUPIED BY TWO COMMUNITY SERVING BUSINESSES ASISTA TAX AND ACCOUNTING AND UNDER THE SUN GROCERY. UNDER THE SUN OPENED IN 2018 AND UNFORTUNATELY CLOSED IN LATE 2019 AFTER SIGNIFICANT FINANCIAL DIFFICULTIES. THE CLOSURE REQUIRED EXTENSIVE NEGOTIATIONS TO REACH SETTLEMENT AND TO TERMINATE THE LEASE, AND ULTIMATELY ONCE AGAIN LEAVING THE COMMUNITY WITHOUT ACCESS TO A GROCERY STORE. BUT LEASE NEGOTIATIONS AND IMPROVEMENTS IN 2019 HELPED TO ATTRACT A NEW TENANT, THE KHEPRW INSTITUTE WHICH WOULD OPEN ITS DOORS IN FEBRUARY 2020, OFFERING COMPREHENSIVE ENTREPRENEURSHIP TRAINING SERVICERS AND CO-WORKING SPACE FOCUSED ON THE NEEDS OF MINORITY ENTREPRENEURS. THE PROPERTY SUFFERED A SIGNIFICANT LOSS IN JUNE OF 2019 WHEN A DRUNK DRIVER CRASHED INTO THE BUILDING CAUSING OVER $50,000 IN DAMAGE AND TEMPORARILY DISPLACING OUR PRIMARY TENANT. THE REPAIRS TOOK ABOUT 6 MONTHS TO COMPLETE IN COORDINATION WITH OUR INSURANCE COMPANY. ADDITIONAL REPAIRS FOCUSED ON UPGRADED INSULATION, AND NEW HIGH R-VALUE STOREFRONT SYSTEMS. THE CONCORD BUILDING IS AN IMPORTANT HISTORIC NEIGHBORHOOD STRUCTURE AS THE LAST REMAINING MIXED USE COMMERCIAL STRUCTURE AT A CRITICAL COMMERCIAL INTERSECTION 38TH AND ILLINOIS. REHABILITATION AND STABILIZATION OF THE BUILDING IS AN IMPORTANT PART OF OUR EFFORTS TO PROVIDE AFFORDABLE ACCESS TO LOCAL COMMUNITY SERVING ENTREPRENEURS AND TO PRESERVE THE HISTORY OF THE NEARLY 100 YEAR OLD BUILDING.
