MORRIS HABITAT BUILDS AND PRESERVES SAFE, DECENT, ENERGY-EFFICIENT AND AFFORDABLE HOMES IN PARTNERSHIP WITH LOWER INCOME FAMILIES AND OUR COMMUNITIES TO ENHANCE QUALITY OF LIFE AND TO MAKE DECENT HOUSING A MATTER OF ADVOCACY AND ACTION.
HOMEBUILDING PROGRAM: MHFH OFFERS HOMEOWNERSHIP AND ASSET BUILDING OPPORTUNITIES NOT FOUND ANYWHERE ELSE TO LOW-MODERATE FAMILIES WHO LIVE AND/OR WORK IN THE GREATER MORRIS COUNTY AREA. WE OFFER AN AFFORDABLE MORTGAGE WITH A MORTGAGE PAYMENT SIGNIFICANTLY LESS THAN WHAT OUR FAMILIES PAID IN RENT. WE ACCOMPLISH THIS BY BUILDING THE HOMES WITH MAINLY VOLUNTEER LABOR, AND OBTAINING CONSTRUCTION AND MORTGAGE-REDUCTION GRANTS, ALLOWING US TO REDUCE THE COST OF THE HOMES, THEREBY MAKING THEM AFFORDABLE TO OUR TARGET POPULATION. DURING 2019, OVER 13,133 VOLUNTEER VISITS PROVIDED NEARLY 70,287 VOLUNTEER HOURS OF SERVICE WORKING WITH OUR CONSTRUCTION DEPARTMENT. CONSTRUCTION EXPENSES ARE RECOGNIZED IN THE YEAR A HOME IS COMPLETED AND SOLD. THUS, EXPENSES INCLUDE EXPENDITURES MADE IN PRIOR YEARS. REVENUE IS NET OF UNAMORTIZED DISCOUNTS ATTRIBUTABLE TO THE AFFORDABLE FINANCING WE OFFERED ON HOMES WE HAVE SOLD.
RESTORE PROGRAM: THE MORRIS HABITAT RESTORE, A RETAIL OUTLET SELLING DONATED NEW AND GENTLY-USED FURNITURE, APPLIANCES AND BUILDING SUPPLIES, BENEFITS THE COMMUNITY BY PROVIDING LOWER-COST ITEMS FOR SALE, AND THE ENVIRONMENT BY KEEPING ITEMS OUT OF THE LANDFILLS. WE ALSO COLLABORATE WITH SOCIAL SERVICE AGENCIES, DONATING A PORTION OF OUR GOODS TO THEIR CLIENTS. THE RESTORE HAS A POSITIVE ENVIRONMENTAL IMPACT BY ENCOURAGING "REDUCE, REUSE, AND RECYCLING". DONATIONS TO THE RESTORE HAVE KEPT OVER 11,800 TONS OF USABLE BUILDING MATERIALS, FURNITURE, AND APPLIANCES OUT OF LANDFILLS; NET PROCEEDS DERIVED FROM RESTORE OPERATIONS FROM INCEPTION THROUGH 2019 WERE USED TO BUILD 31 HOMES.
NEIGHBORHOOD REVITALIZATION PROGRAM: IN ADDITION TO BUILDING HOMES, OUR PROGRAM INCLUDES GENERAL REPAIRS TO HELP LOW-INCOME HOMEOWNERS CONTINUE TO LIVE IN A DECENT AFFORDABLE HOME. MORRIS HABITAT FOR HUMANITY SUPPORTS COMPREHENSIVE AND SUSTAINABLE NEIGHBORHOOD-GENERATED STRATEGIES FOR IMPROVING CONDITIONS FOR THOSE LIVING AND WORKING IN LOWER INCOME COMMUNITIES. THESE ACTIVITIES INCLUDE EXTERIOR MAINTENANCE PROJECTS, FIXING OR WINTERIZING HOUSES, PAINTING HOME EXTERIORS, FIXING BROKEN STEPS, AND DOING LANDSCAPING. ACTIVITIES INCLUDE A CRITICAL HOME REPAIR PROGRAM, A BRUSH WITH KINDNESS PROGRAM, AN AGING IN PLACE PROGRAM, AND A HOME RENOVATION PROGRAM THAT HELPS KEEP FAMILIES IN HOMES WHEN THEY ARE HAVING A DIFFICULT TIME KEEPING UP WITH REQUIRED MAINTENANCE. HOMEOWNERS SERVED BY A BRUSH WITH KINDNESS ARE OFTEN ELDERLY OR DISABLED, AND ON A FIXED INCOME. IN ADDITION, WE WILL PARTNER WITH OTHER NON-PROFIT AGENCIES BY PROVIDING THE VOLUNTEER LABOR TO KEEP COSTS DOWN ON THEIR REHABILITATION PROJECTS. IN 2019, WE CONTINUED TO GROW OUR PROGRAM CALLED AN AGING IN PLACE PROGRAM TO HELP LOW-INCOME SENIORS ACROSS MORRIS COUNTY FOCUSING ON ACCESSIBILITY IMPROVEMENTS, MOBILITY MODIFICATIONS, WEATHERIZATION ENHANCEMENTS AND CRITICAL HOME REPAIRS THAT ARE CRUCIAL TO HELP SENIORS LIVE IN THEIR OWN HOMES LONGER. THE GOAL OF THIS PROGRAM IS TO HELP SENIOR RESIDENTS MAINTAIN CONTINUED HOMEOWNERSHIP AND WILL WORK IN CONJUNCTION WITH OUR NEIGHBORHOOD REVITALIZATION PROGRAM.
