UHAB EMPOWERS LOW-TO-MODERATE-INCOME RESIDENTS TO TAKE CONTROL OF THEIR HOUSING AND ENHANCE COMMUNITIES BY CREATING STRONG TENANT ASSOCIATIONS AND LASTING AFFORDABLE CO-OPS.
COOPERATIVE SERVICES: DURING FISCAL YEAR 2020 UHAB CLOSED ON 2 LOANS FOR HDFCS AMOUNTING TO $1,606,000 (400 WEST 152ND STREET AND 162 LENOX AVENUE).PRESERVATION ALSO HAS AN ADDITIONAL $11,650,000 IN LOANS PENDING CLOSINGS AND BEING PACKAGED (FROM FY 2020), THAT HAVE BEEN DELAYED DUE TO THE PANDEMIC.UHAB ALSO MONITORS OVER 200 HDFCS. THE VAST MAJORITY OF MONITORING SERVICES WE PROVIDE ARE REQUIRED BY THE LENDERS/FUNDING SOURCES.PRESERVATION CONDUCTED OVER 100 ELECTIONS DURING FY2020 AND OVER 1100 INDIVIDUAL INSTANCES OF TECHNICAL ASSISTANCE TO VARIOUS HDFCS.
ORGANIZING AND POLICY:SINCE 1998 UHAB ORGANIZERS HAVE REACHED OUT TO AND ENGAGED THOUSANDS OF TENANTS IN OVER 700 BUILDINGS ACROSS NEW YORK CITY. SINCE 2018 THE DEPARTMENT HAS FOCUSED ON ORGANIZING TENANT ASSOCIATIONS IN EAST BROOKLYN (BROWNSVILLE, EAST FLATBUSH AND EAST NEW YORK) IN PARTNERSHIP WITH BROOKLYN LEGAL SERVICES, AND WE LAUNCHED A TENANT-LED NEIGHBORHOOD GROUP CALLED HOPE (HOUSING ORGANIZERS FOR PEOPLE EMPOWERMENT) IN NOVEMBER 2019. AS PART OF THE CITYWIDE STABILIZING NYC INITIATIVE, WE ORGANIZE IN BUILDINGS OWNED BY PREDATORY EQUITY LANDLORDS AND COLLABORATE WITH OTHER HOUSING ORGANIZING GROUPS IN BROOKLYN TO DEVELOP BOROUGH-WIDE CAMPAIGNS. IN FY20 WE ORGANIZED SEVERAL BUILDINGS OWNED BY JASON KORN, ONE OF WHICH INITIATED A RENT STRIKE AT THE BEGINNING OF THE COVID-19 PANDEMIC IN ORDER TO DEMAND RENT FORGIVENESS AND REPAIRS. WE ALSO PARTICIPATED IN SEVERAL COALITIONS, INCLUDING HOUSING JUSTICE FOR ALL, WHICH SHIFTED FOCUS AT THE BEGINNING OF THE PANDEMIC TO FIGHT FOR AN EVICTION MORATORIUM AND RENT CANCELLATION, THE PUBLIC POWER COALITION, WHICH IS FIGHTING FOR A PUBLICLY-OWNED AND GOVERNED UTILITIES SYSTEM, AND THE NO NBK PIPELINE COALITION, WHICH IS FIGHTING THE CONSTRUCTION AND IMPLEMENTATION OF A NEW GAS TRANSMISSION PIPELINE THROUGH BROWNSVILLE AND OTHER BROOKLYN NEIGHBORHOODS.
DEVELOPMENT SERVICES: IN FY 2020, UHAB CONVERTED 1 BUILDING WITH A TOTAL OF 17 APARTMENTS FROM DISTRESSED RENTALS TO RENOVATED CO-OPS AND ACQUIRED ANOTHER 19 APARTMENTS FOR LOW-INCOME HOUSEHOLDS, PRESERVING AFFORDABLE HOUSING ON THE LOWER EAST SIDE, AN INCREASINGLY UNAFFORDABLE NEIGHBORHOOD IN MANHATTAN. THESE TWO BUILDINGS WERE FORMER CITY-OWNED PROPERTIES OCCUPIED BY WELL-ORGANIZED SQUATTERS THAT CHOSE UHAB TO FACILITATE THEIR RENOVATION AND CO-OP CONVERSION. THE 19 UNIT BUILDING WILL BEGIN CONSTRUCTION IN 2021. IN ADDITION, UHAB ACTS AS THE NOT-FOR-PROFIT NOMINAL OWNER OF APPROXIMATELY 50 BUILDINGS OPERATED BY RESPONSIBLE FOR-PROFIT DEVELOPERS OF AFFORDABLE RENTAL HOUSING. UHAB SELECTS THESE PARTNERSHIPS VERY CAREFULLY AND ALWAYS ADVOCATES FOR A TENANT CO-OP OPTION FOR SOME TIME IN THE FUTURE. UHAB'S PARTICIPATION ALLOWS THE BENEFICIAL OWNERS OF THE PROPERTIES TO BENEFIT FROM VARIOUS TAX EXEMPTION WHICH IN TURN KEEP THE APARTMENTS AFFORDABLE TO LOW-INCOME HOUSEHOLDS, AND OUR INVOLVEMENT AND OVERSIGHT HELPS TO ENSURE THAT AFFORDABILITY RESTRICTIONS ARE ADHERED TO.UHAB IS ALSO A FOUNDING MEMBER OF THE INTERBORO COMMUNITY LAND TRUST. THIS IS A PARTNERSHIP WITH THREE OF NEW YORK'S OTHER MOST SUCCESSFUL AND SKILLED AFFORDABLE HOUSING NOT-FOR-PROFIT DEVELOPERS; HABITAT FOR HUMANITY NEW YORK CITY, THE CENTER FOR NEW YORK CITY NEIGHBORHOODS, AND THE MUTUAL HOUSING ASSOCIATION OF NEW YORK. INTERBORO IS NEW YORK CITY'S FIRST CITY-WIDE LANDTRUST SPECIALIZING EXCLUSIVELY IN AFFORDABLE HOMEOWNERSHIP OPPORTUNITIES FOR BOTH SINGLE FAMILY AND MULTIFAMILY PROJECTS.THE CITY OF NEW YORK RECENTLY COMPLETED ROUND X OF THE THIRD PARTY TRANSFER PROGRAM. A FINANCING PROGRAM THAT PASSES DISTRESS BUILDINGS TO RESPONSIBLE DEVELOPERS THROUGH THE FORECLOSURE PROCESS. UHAB WAS AWARD A 20 UNIT BUILDING IN QUEENS AND WE EXPECT TO CLOSE ON A CONSTRUCTION LOAN BEFORE THE END OF JUNE 2021 TO CREATE ANOTHER RESIDENT OWNED COOPERATIVE IN THE NEAR FUTURE.
