Organizations Filed Purposes: TO PROVIDE AFFORDABLE HOUSING TO QUALIFYING FAMILIES.

OVERVIEW: FY 2020 BUILDS ON 2019'S TRANSITION INTO FINANCIAL STABILITY IN SPITE OF THE CHALLENGES POSED BY THE COVID-19 PANDEMIC LATER IN THE FISCAL YEAR (MARCH THROUGH JUNE). FY 2020 INCLUDED THE ONBOARDING OF A NEW EXECUTIVE DIRECTOR (NOVEMBER) AND A NEW FAMILY SERVICES COORDINATOR (JANUARY) AND BY THE END OF THE FISCAL YEAR WE HAD A TOTAL OF 8.56 FULL-TIME EQUIVALENT (FTE) STAFF ACROSS ALL OUR PROGRAM AREAS CONSTRUCTION, STORE, AND ADMINISTRATION. OF COURSE, NONE OF THE SUCCESS FY 2020 HAS BESTOWED ON OUR ENDEAVORS WOULD BE POSSIBLE WITHOUT THE TREMENDOUS SUPPORT OF OUR FAITHFUL VOLUNTEERS AND DONOR PARTNERS. THE MOST NOTABLE IMPACT IN THE LAST THIRD OF THE FISCAL YEAR WAS THE ONSET OF THE COVID-19 PANDEMIC. THE INITIAL IMPACT WAS TO THE STORE, AS IT WAS FORCED TO CLOSE BY GOVERNOR'S ORDERS FROM MARCH 24, TO JUNE 29, 2020. THE CONSTRUCTION SITE WAS ABLE TO STAY OPEN, AS IT WAS DETERMINED THAT LOW-INCOME, GOVERNMENT FUNDED, RESIDENTIAL CONSTRUCTION IS AN ESSENTIAL INDUSTRY, HOWEVER THE IMPACT OCCURRED WHEN WE COULD NO LONGER HOST THE SAME NUMBER OF VOLUNTEER AND SCHOOL GROUPS AT THE SITE, THUS SLOWING OUR BUILD PACE CONSIDERABLY.COMMUNITY SUPPORT:IN FY 2020 OUR VOLUNTEERS CONTRIBUTED 21,318 HOURS ROUGHLY THE EQUIVALENT OF 10 FULL-TIME ANNUAL EMPLOYEES! DESPITE THE 33% DECREASE IN OVERALL VOLUNTEER HOURS, LARGELY DUE TO COVID-19, 421 UNIQUE VOLUNTEERS HELPED MAKE OUR 2020 SUCCESS POSSIBLE 42 OF WHOM ARE TRI-TECH STUDENTS STUDYING CONSTRUCTION CONTRIBUTING OVER 25% OF THOSE TOTAL HOURS. FY 2020 ALSO SAW AN OUTPOURING OF FINANCIAL DONATIONS FROM INDIVIDUALS, CHURCHES, CORPORATE PARTNERS, AND COMMUNITY GRANTS TOTALING OVER $175,629. ADDITIONALLY, WE SECURED $225,000 IN FEDERAL HOME LOAN BANK GRANTS FOR OUR HOMEOWNER PARTNERS. THE CONTRIBUTIONS OUR VOLUNTEERS AND COMMUNITY PARTNERS HAVE GIVEN TRI-COUNTY PARTNERS HABITAT BOTH IN TERMS OF TIME AND DIRECT FINANCIAL SUPPORT IS THE ONLY REASON WHY WE ARE ABLE TO CLAIM SUCH SUCCESS. HOMES COMPLETED:TRI-COUNTY PARTNERS HABITAT COMPLETED EIGHT HOMES WERE IN FY 2020 (3 IN WHITEHOUSE ADDITION, 2 ON S. CEDAR AVE BOTH NEIGHBORHOODS IN EAST PASCO, AND 2 IN GARDEN COURT, KENNEWICK). THE 3 HOUSES IN WHITEHOUSE AND THE 2 HOUSES IN GARDEN COURT REPRESENT MILESTONES AS THEY WERE THE FINAL HOMES REPRESENTING THE COMPLETION OF TWO MAJOR NEIGHBORHOOD PROJECTS. DUE TO COVID-19, EVEN THOUGH WE WERE ABLE TO COMPLETE ALL 8 HOMES AS PLANNED, WE WERE UNABLE TO CLOSE ON THE 8TH HOME UNTIL THE FOLLOWING FISCAL YEAR. WE LOOK FORWARD TO STARTING OUR NEXT PHASE BUILDING PROJECT OF 11 HOMES ALSO IN THE S. CEDAR NEIGHBORHOOD EARLY THIS SUMMER. FUTURE GROWTH AND SUSTAINABILITY:IN THE COMING YEAR, TRI-COUNTY PARTNERS HABITAT WILL CONTINUE TO LOOK FOR AND ADVOCATE FOR AFFORDABLE HOUSING OPPORTUNITIES IN OUR COMMUNITY, BUT WE MUST ALSO ACTIVELY BEGIN TO EXPAND THAT SEARCH TO THE UNINCORPORATED/RURAL COMMUNITIES BEYOND THE TRI-CITIES AND WALLA WALLA AS WELL. THIS DECISION IS DRIVEN PRIMARILY BY THE RISING COST OF LAND IN THE AREA. AS A PART OF THIS STRATEGY THE AFFILIATE MUST ALSO BEGIN INCORPORATING A MORE DIVERSE HOUSING TYPOLOGY THAN WHAT WE ARE ACCUSTOMED TO BUILDING INTO OUR PORTFOLIO.
