Oklahoma Central Region Portfolio -- This is a 261 scattered site, 11 cities in central Oklahoma USDA acquisition/preservation project with rental assistance for families of low income. The total development costs will be approximately 40M utilizing the 4 tax exempt bond program, USDA 515 and 538 debt. All tenants will be at or below 60 of the Area Median Income defined by HUD. Detroit Affordable Homes DAH is planning on acquiring this project and commencing construction in October 2020. Hard construction costs on this project will be approximately 12M.
Oakwood Village Apartments -- This is a 60 unit acquisition/preservation project in Havre, MT that has a 100 HUD project based Section 8 housing assistance payment for families that make 30 of the Area Median Income or below defined by HUD. The total development costs of this proect is approximately 8M. DAH applied and won 3M in 9 Low Income Housing Tax Credits from the Montana Board of Housing that will be utilized as equity to the project. In addition, DAH applied for and won a HUD Housing Trust Fund Grant in the amount of 673,000 as equity to the project. Lastly, DAH applied for and won a very low interest loan known as Coal Trust Fund as the permanent loan for 3.6M. Construction will commence approximately 12/1/2020. Hard construction costs on this project will be approximately 4M.
Nemont Manor Retirement Residences -- This is a 100 unit acquisition/preservation project located in Glasgow, MT for seniors and/or disabled persons with a 100 HUD project based Section 8 housing assistance payment for families that make at or below 60 of the Area Median Income defined by HUD. DAH applied and won a 4 tax exempt bond reservation from the Montana Board of Housing for 3.5M and a 500K HUD HOME Grant from the Montana Department of Commerce. DAH is working on a 5.5M HUD 221d4 construction/permanent loan from HUD. Total development costs are approximately 10M. Hard costs on this project will be approximately 4.5M. Construction commencement is yet to be determined.
