Self-Help Community Development Corporations mission is to create affordable housing for low-income persons and distressed communities. The primary activities are renovation or new construction and sales of homes.
Self-Help Community Development Corporations 2019 activity was in Charlotte, Chapel Hill, and Durham, all in North Carolina. a) In Charlottes Grier Heights neigborhood, with local partners and support from the City of Charlotte, SHCDC completed construction of six homes and sold them to low-income buyers. Also in Grier Heights, SHCDC owns 34 garden apartments which are leased to low-income tenants. Self-Help continues to rent one home in Charlottes Peachtree Hills neighborhood.
b) In Durhams Southside neighborhood, Self-Help implemented a homeownership initiative involving construction on five vacant lots previously held as part of a neighborhood land bank. Construction on all five lots commenced in 2019. Construction the homes will complete in 2020 and all five homes will be sold to low-income buyers.
c) In Chapel Hills historically African-American Northside neighborhood, SHCDC continued its work on the Northside Neighborhood Initiative (NNI), begun in 2013 when SHCDC joined forces with neighborhood organizations, nonprofit housing developers, and university and town partners. During the past decade, landlords have targeted Northside properties for student housing, causing substantial property value appreciation and pushing low-income residents out of the neighborhood. SHCDC acquires both existing homes and land in the Northside neighborhood and coordinates with NNI partners to undertake community-focused development, primarily affordable housing. In 2019, Self-Help accquired five properties and sold four. As of year-end 2019, Self-Help had 17 properties in various stages of the development process.
