ULI UTILIZES THE NATIONAL MAIN STREET CENTER'S FOUR POINT APPROACH AS TOOLS FOR GROWTH OF THE DISTRICT: [1] ORGANIZATION TO BUILD CONSENSUS AND COOPERATION AMONG MANY GROUPS AND INDIVIDUALS WITH AN INTEREST IN UPTOWN; [2] DESIGN TO ENHANCE THE PHYSICAL APPEARANCE OF HISTORIC BUILDINGS, ENCOURAGE SUPPORTIVE NEW CONSTRUCTION AND DEVELOP SENSITIVE DESIGN MANAGEMENT SYSTEMS (FACADE GRANT PROGRAM); [3] PROMOTION TO MARKET THE TRADITIONAL DISTRICT'S ASSETS TO CUSTOMERS, POTENTIAL INVESTORS, NEW BUSINESSES, LOCAL CITIZENS AND VISITORS (BBQ CAPITAL COOK-OFF, CHRISTMAS OPEN HOUSE, SUMMER AND CHRISTMAS STROLLS, GROUNDHOG'S DAY); AND [4] ECONOMIC VITALITY TO STRENGTHEN THE DISTRICT'S ECONOMIC BASE WHILE EXPLORING NEW OPPORTUNITIES AND MEETING NEW CHALLENGES.

TO PROVIDE MANAGEMENT SERVICES TO THE CITY OF LEXINGTON FOR THE REVITALIZATION OF THE UPTOWN AREA.

PROMOTION: ULI ORGANIZES EVENTS AND PROMOTIONS THROUGHOUT THE YEAR TO BRING AWARENESS TO THE UNIQUE BUSINESSES LOCATED IN THE MSD. THESE INCLUDE THE BBQ CAPITAL COOK-OFF, CHRISTMAS OPEN HOUSE, CHRISTMAS AND SUMMER STROLLS, AND GROUNDHOG'S DAY. THESE EVENTS ARE FREE AND ARE OPEN TO AND MARKETED TO THE ENTIRE COMMUNITY. BOTH THE BBQ COOK-OFF AND CHRISTMAS OPEN HOUSE ATTRACTED APPROXIMATELY 10,000 PEOPLE EACH.

DESIGN: THROUGH A FACADE GRANT PROGRAM, ULI ASSISTS BUSINESS OR PROPERTY OWNERS WITH IMPROVEMENTS MADE TO THE FACADE OF THEIR BUILDINGS. THIS INCLUDES PROFESSIONAL ADVICE ABOUT MAKING SENSITIVE IMPROVEMENTS TO HISTORIC BUILDINGS AND FINANCIAL ASSISTANCE FOR APPROVED PROJECTS. THE PROGRAM IS OPEN TO ALL PROPERTIES IN THE MSD AND IS PROMOTED MONTHLY IN A NEWSLETTER SENT SPECIFICALLY TO BUSINESSES AND PROPERTY OWNERS.

ECONOMIC VITALITY: THIS PILLAR ASSISTS PROPERTY OWNERS WITH SECURING TENANTS AND ENTREPRENEURS WITH FINDING SPACE FOR THEIR BUSINESS IN THE MSD. IT ALSO WORKS WITH PROPERTY OWNERS AND INVESTORS TO REPURPOSE BUILDINGS FOR NEW USES WHILE BEING SENSITIVE TO THE HISTORIC NATURE OF THE BUILDING AND DISTRICT.
