THE ORGANIZATION IS CURRENTLY ACCOMPLISHING ITS MISSION BY REHABILITATING VACANT, CRIME-RIDDEN AND VISUALLY BLIGHTED PROPERTIES, WHICH WILL THEN BE SOLD UNDER AN AFFORDABLE HOMEOWNERSHIP PROGRAM. THE ORGANIZATION CONTINUES ITS REHABILITATION OF VACANT STRUCTURES WITHIN THE 900 BLOCK OF MELLON STREET AND THE 5800 BLOCK OF THE BRYANT STREET BUSINESS DISTRICT, WITH THE GOAL OF PROVIDING NEW AFFORDABLE HOUSING AND ATTRACTING NEW BUSINESSES, WHICH, IN TURN, CREATES NEW JOBS WITHIN THE COMMUNITY FOR ITS RESIDENTS. THE ORGANIZATION HAS COMPLETED THE RENOVATION OF THREE PROPERTIES TO DATE ON BRYANT STREET. THE ORGANIZATION WAS SUCCESSFUL IN BEING NOMINATED TO THE NATIONAL REGISTER OF HISTORIC PLACES AND IS NOW PROVIDING TECHNICAL ASSISTANCE TO HOMEOWNERS ON PROPERTY IMPROVEMENTS. IT IS BELIEVED THAT THIS DESIGNATION PROVIDES ADDITIONAL FINANCIAL INCENTIVES TO PROPERTY OWNERS FOR THE QUALITY RESTORATION OF THEIR BUILDINGS, WHILE PROTECTING THE HISTORY OF THE COMMUNITY AND PRESERVING THE QUALITY OF LIFE FOR ALL ITS RESIDENTS.
THE ORGANIZATION ALSO MANAGES SOME OF THE PROPERTIES THAT IT HAS RETAINED, INCLUDING 1125 HIGHLAND (RETAIL SPACE FOR COFFEE SHOP), 839 MELLON (A 7 UNIT APARTMENT BUILDING) AND 5801 BRYANT STREET (FIRST FLOOR RESTAURANT AND UPPER FLOOR RESIDENTIAL HOUSING). THESE PROPERTIES PROVIDE AFFORDABLE HOUSING FOR LOW AND MODERATE INCOME FAMILIES AND NEW JOB OPPORTUNITIES WITH NEW BUSINESSES, WHILE FOSTERING NEIGHBORHOOD GROWTH AND PROVIDING NEEDED SERVICES.
TO ACCOMPLISH PART OF ITS GOALS, THE ORGANIZATION HAS FORMED SEVERAL PARTNERSHIPS (STANTON AVENUE ASSOCIATES, BRYANT STREET PHASE II LP, BRYANT STREET SECOND PHASE, LLC AND BRYANT STREET PHASE THREE LP). THESE PARTNERSHIPS HAVE ATTRACTED IMPORTANT EXPERTISE AND HAVE RAISED INVESTMENT CAPITAL TO TURN THESE PROPERIES AROUND, WHILE HELPING THE ORGANIZATION TO ACCOMPLISH ITS MISSION OF CREATING NEW JOBS AND DEVELOPING AFFORDABLE HOUSING. THE NEGATIVE REVENUES ARE THE NET (LOSSES) FLOWING THROUGH FROM THE PARTNERSHIP SCHEDULE K-1'S.
