THE MISSION OF NEIGHBORHOOD HOUSING SERVICE OF GREATER BERKS IS TO FACILITATE AND PROVIDE AFFORDABLE HOUSING PROGRAMS AND INITIATIVES THAT WILL EXPAND HOMEOWNERSHIP OPPORTUNITIES FOR ALL THE PEOPLE OF BERKS COUNTY, ESPECIALLY LOW TO MODERATE INCOME FAMILITES, AND WILL CONTRIBUTE TO THE REVITALIZATION OF OUR NEIGHBORHOODS AND THE GREATER COMMUNITY.
TO FACILITATE AND PROVIDE AFFORDABLE HOUSING PROGRAMS AND INITIATIVES FOR ALL PEOPLE
REAL ESTATE AND REHABILITATION:THE ORGANIZATION SEEKS TO REMOVE BLIGHTED PROPERTIES THROUGH PURCHASE AND RENOVATION, WITH SUBSEQUENT RESALE TO FIRST TIME HOMEBUYERS. IN ADDITION, THE ORGANIZATION ACTS AS A CONSULTANT TO PROVIDE ADMINISTRATION OF REHABILITATION PROGRAMS RUN BY OTHER ENTITIES. REAL ESTATE AND REHABILITATION CONSTRUCTS NEW AFFORDABLE HOMES ON A SCATTERED SITE BASIS OUTSIDE THE CITY FOR FIRST-TIME HOMEOWNERS AND PROVIDES TECHNICAL ASSISTANCE TO THE HOME REPAIR PROGRAMS AND OPERATION FACELIFT.2019 PROGRAM ACCOMPLISHMENTS: WE PROVIDED 15 LOANS FOR HOME IMPROVEMENTS VIA OUR HIP PROGRAM TOTALING $278,850.
HOME OWNERSHIP CENTER: THE ORGANIZATION OFFERS ASSISTANCE THROUGH A VARIETY OF PROGRAMS TO CLIENTS WHO ARE PREPARING TO BECOME HOMEOWNERS, AND OFFERS SEVERAL TYPES OF LOANS TO ASSIST FIRST-TIME HOMEBUYERS. THE PROGRAMS INCLUDE LENDING FOR HOME PURCHASE ASSISTANCE AND HOME REPAIRS, HOMEBUYER EDUCATION, AND BUDGET AND CREDIT COUNSELING.2019 PROGRAM ACCOMPLISHMENTS: THE HOMEOWNERSHIP CENTER VIA NHS ASSISTED 182 FAMILIES TO BUY THEIR FIRST HOME, LENDING $1,884,471 IN DOWN PAYMENT AND CLOSING COST ASSISTANCE LOANS. 722 INDIVIDUALS BENEFITED FROM THE FASTRACK HOMEBUYER EDUCATION WORKSHOPS AND 563 CLIENTS RECEIVED ONE-ON-ONE COUNSELING COVERING TOPICS SUCH AS: PRE-PURCHASE, PRE-CLOSING AND BUDGET/CREDIT COUNSELING (NOT INCLUDING FORECLOSURE SERVICES). OUR TOTAL NHS LOAN PORTFOLIO REMAINED STRONG RELATIVE TO THE NATIONAL ECONOMY WITH A TOTAL DELINQUENCY PERCENTAGE OF 10.2%. 40 LOANS WERE PAST DUE AS OF DECEMBER 31ST OUT OF A TOTAL PORTFOLIO OF 393 LOANS.
NEIGHBORHOOD BUILDING: THE ORGANIZATION PROVIDES A NUMBER OF NEIGHBORHOOD-BASED INITIATIVES DESIGNED TO EMPOWER THE RESIDENTS TO CONTROL THEIR ENVIRONMENT. DURING THIS YEAR, THE ORGANIZATION PROVIDED ASSISTANCE IN RUNNING RESIDENT MEETINGS, PROVIDING RESOURCES AND LEADERSHIP TRAINING THROUGHOUT THE YEAR. IT ASSISTS THE COMMUNITY IN GATHERING VOLUNTEERS FOR CLEAN-UPS AND REPAIR EFFORTS SUCH AS OPERATION RENOVATION.2019 PROGRAM ACCOMPLISHMENTS: OPERATION RENOVATION BROUGHT OUT 66 VOLUNTEERS TO CLEAN-UP AND FIX-UP HOMES FOR CITY AND COUNTY VETERANS AT NO COST TO HOMEOWNERS. THERE WERE 460 VOLUNTEER HOURS AND THE ESTIMATED VALUE OF THE REPAIRS WAS $77,362.
