NCF'S MISSION IS TO "TRANSFORM LIVES AND COMMUNITIES THROUGH COOPERATIVE ENTERPRISE." WE CARRY OUT THIS MISSION BY PROVIDING TECHNICAL ASSISTANCE AND COOPERATIVE EDUCATION TO COOPERATIVE ORGANIZATIONS. FROM OUR INCEPTION, WE HAVE BEEN INNOVATIVE AND ENTREPRENEURIAL, SEEKING OUT CREATIVE, SOCIALLY ORGANIZED APPROACHES TO CHALLENGING PROBLEMS.
WORKED WITH COMMUNITY GROUPS TO BUILD AND PRESERVE AFFORDABLE, COOPERATIVE HOUSING, BOTH IN AN URBAN AND RURAL SETTING; CONDUCTED RESEARCH AND ANALYSIS IN SUPPORT OF SAME. CONDUCTED RESEARCH AND PROVIDED TECHNICAL ASSISTANCE TO VARIOUS COMMUNITY-BASED ECONOMIC DEVELOPMENT INITIATIVES. ORGANIZED AND CONDUCTED TRAINING INSTITUTES FOR HOUSING COOPERATIVES. 2019 ACCOMPLISHMENTS: CO-OP CONVERSIONS - NCF WORKED WITH RESIDENTS OF TWO MANUFACTURED HOME COMMUNITIES TO FORM COOPERATIVE ENTITIES AND PURCHASE THEIR COMMUNITIES, PRESERVING 150 UNITS OF PERMANENTLY AFFORDABLE HOUSING. THE MANUFACTURED HOME COOPERATIVES CREATED IN 2019: SUNGOLD HEIGHTS, INC. IN WORTHINGTON, MN (106 UNITS) AND CLEAR LAKES ESTATES IN SIREN, WI (44 UNITS). 57% OF THE HOUSEHOLDS IN THESE CO-OPS ARE CONSIDERED EXTREMELY LOW INCOME WITH INCOMES AT OR BELOW 30% OF AREA MEDIAN INCOME (AMI). 30% OF THE HOUSEHOLDS SERVED IN THESE CO-OP CONVERSIONS MAKE AT OR BELOW 60% OF AMI AND THE REMAINING 13% MAKE AT OR ABOVE 80% OF AMI. SUNGOLD HEIGHTS IS HOME TO THE MOST RACIALLY DIVERSE CO-OP MEMBERSHIP IN NCF'S HISTORY WITH 93% OF THE RESIDENT POPULATION IDENTIFYING AS HOUSEHOLDS OF COLOR (67% LATINO, 22% ASIAN, 2% NATIVE AMERICAN/ALASKA NATIVE, AND 2% OTHER). TECHNICAL ASSISTANCE & CAPACITY BUILDING - NCF PROVIDED ONGOING TECHNICAL ASSISTANCE, CAPACITY BUILDING, AND TRAINING SERVICES TO OVER 80 CO-OP BOARD LEADERS AND STAFF. SPECIAL PROJECT SUPPORT TO CLIENT CO-OPS - NCF ASSISTED PARK PLAZA CO-OP IN FRIDLEY, MN TO SECURE FINANCING AND MANAGE THE CONSTRUCTION OF A 650,000 STORM SHELTER AND COMMUNITY CENTER BUILDING. TRACK RECORD: SINCE 2004, NCF HAS WORKED WITH RESIDENTS TO CONVERT TWELVE MANUFACTURED HOME COMMUNITIES TO RESIDENT-OWNERSHIP - 9 IN MINNESOTA AND 3 IN WISCONSIN. THESE CONVERSIONS TO RESIDENT-OWNERSHIP HAVE SECURED NEARLY 900 HOME SITES OF PERMANENTLY AFFORDABLE HOUSING IN TRANSACTIONS VALUED OVER 30 MILLION. THE AVERAGE ANNUAL LOT RENT INCREASE ACROSS NCF'S PORTFOLIO OF RESIDENT- OWNED COMMUNITIES IS 2% COMPARED TO THE NATIONAL AVERAGE OF INVESTOR-OWNED COMMUNITIES WHICH ARE ANNUAL INCREASES OF 5 TO 6%. ACROSS THE PORTFOLIO, THE RESIDENT-OWNED COMMUNITIES NCF SUPPORTS HAVE RE-INVESTED APPROXIMATELY 5 MILLION INTO THEIR COMMUNITIES BY WAY OF INFRASTRUCTURE REHABILITATION AND OTHER COMMUNITY IMPROVEMENTS. SEVENTY-FIVE PERCENT (75%) OF THE HOUSEHOLDS SERVED THROUGH THE MANUFACTURED HOME CONVERSION PROGRAM HAVE INCOMES AT 60% AMI OR BELOW. A FULL THIRD OF HOUSEHOLDS SERVED ARE CONSIDERED EXTREMELY LOW INCOME AT 30% OF AMI. AT LEAST 40% OF THE POPULATIONS SERVED THROUGH THE MANUFACTURED HOME CO-OP CONVERSION PROGRAM ARE HOUSEHOLDS OF COLOR (25% OF HOUSEHOLDS SERVED THROUGH THE MANUFACTURED HOME CONVERSION PROGRAM ARE LATINO; 11% ARE ASIAN HOUSEHOLDS). NCF SERVES A DISPROPORTIONATE POPULATION OF VETERANS AND HOUSEHOLDS WITH CHRONIC HEALTH CONDITIONS AND DISABILITIES.
